CLOSING
There are just a few more steps before you can move into your dream home.
7.1 Final Walk-Through Inspection. A few days prior to closing, it is customary to conduct a final walk-through inspection. This inspection is to verify that the property is in the same condition as when you initially saw it and that all of the negotiated repairs have been completed.
7.2 Utilities and Services. Garry and Mary will provide you with a list of useful telephone numbers to activate local utilities and services. It is recommended you contact the utilities approximately two weeks prior to the close of escrow.
7.3 Close Of Escrow. When the transaction is nearly complete, the title company will have you sign the final documents. They will provide you with a "closing statement," which is a summary of the financial details. Garry and Mary will attend the signing appointment with you to ensure the accuracy of the documents. When everything is complete, the title company will record the transaction for you at the County Recorder's Office. Recording the deed signifies legal transfer of title to the property from the seller to the buyer and is the culmination of the transaction. The deed and deed of trust are recorded after all funds have been received. This completes the transaction and signifies the "close of escrow", which means you are officially the owner of the property.
7.4 Keys. Garry and Mary will arrange the delivery of your keys to you once the deed has been recorded.
